How Can I Become a Licensed Home Inspector in South Carolina?

A Home Inspector is a person who engages in the business of inspecting a home and preparing a written or oral report in exchange for compensation of any sort, regarding the condition of the construction or improvements to the home. A report can include, but is not limited to: structural problems or conditions, damage, safety problems or deterioration, equipment and systems that are visible and readily accessible. Home inspection does not include a contract or proposal for repair, renovation or remodeling of the improvements to a residence. The parties to a home inspection agreement may limit or expand the scope of the inspection.

A person desiring to be licensed as a home inspector must complete an application prepared by the Commission and submit along with the appropriate fee set by the Commission. After approval, the applicant must take the home inspector licensing examination. Upon successful completion of the exam, the Commission will issue a license authorizing the applicant to engage in the business of home inspection in South Carolina. The license is renewable biennially. The following persons are not required to be licensed as a home inspector in order to perform home inspections:

  • A person licensed, as a home builder
  • A person licensed as a general contractor
  • A professional engineer
  • An architect
